Every step a first-time home buyer in Tamil Nadu needs to check, budget and loan readiness, property legal verification, and the registration process.

Buying your first home involves three separate tracks running at once, your budget and loan readiness, the property's legal standing, and the paperwork trail from agreement to registration. Missing a step on any one of these is what turns a straightforward purchase into a stressful one. This checklist walks through all three in order.

1. Budget and Loan Readiness

Check your loan eligibility before house-hunting
Know your realistic budget using the loan eligibility calculator before you fall in love with a property outside your range.
Check and improve your CIBIL score if needed

Budget for the full cost, not just the property price
Stamp duty, registration charges, brokerage, and moving costs typically add 8-10% on top of the property price in Tamil Nadu, and your loan will not cover this.
Get a pre-approval or in-principle sanction
This tells sellers you are a serious, funded buyer, and gives you a firm number to negotiate within.

2. Property Legal Checklist

Verify the title deed and ownership chain
Confirm the seller genuinely owns the property and the title has passed cleanly through every previous transfer.
Get an Encumbrance Certificate (EC)
Covering at least the last 13 years, confirming there are no existing loans or legal claims registered against the property.
Check the approved building plan matches the actual structure
An unauthorized extension or deviation from the approved plan can complicate both your loan approval and future resale.

Verify property tax payments are current

3. From Agreement to Registration

Sign a sale agreement before final payment
This protects both sides and documents the agreed price and terms before larger sums change hands.

These are due at registration, not financed by your home loan in most cases.
Register the sale deed at the sub-registrar office
This is what legally transfers ownership, an unregistered agreement alone does not make you the legal owner.
