Nearly every home loan delay traces back to the same root cause: a document that was missing, unclear, or submitted in the wrong format. This checklist covers exactly what banks ask for, split by what's common to everyone and what differs by employment type.

KYC Documents, Required From Everyone

The Documents Most Applicants Forget Until the Last Minute

  • Encumbrance certificate, showing the property has no existing loans or legal claims against it, typically needs to be requested from the sub-registrar's office in advance, this alone can take a few days to obtain.
  • NOC from the housing society or builder, if applicable, confirming there's no objection to the sale or mortgage.
  • Co-applicant's documents, if you're adding one for eligibility purposes, they need the full KYC and income document set too, not just a signature.

What Happens If a Document Is Missing or Unclear

Banks don't reject outright for a single missing document, they raise a query and pause processing until it's resolved. But each query round adds days, sometimes a full week if the document requires external verification (like an encumbrance certificate). Gathering everything before you start the application, rather than as queries come in, is the single biggest lever you have over your own timeline.
