NRI Home Loan — Who is Eligible?

NRI (Non-Resident Indian)
Indian citizen residing abroad for work, business or any other purpose. Holds Indian passport.
PIO (Person of Indian Origin)
Holds foreign passport but has Indian ancestry. Can avail home loan under same terms as NRI.
OCI (Overseas Citizen of India)
OCI card holders can buy most properties in India and avail home loans — same as NRIs.
Returning NRI
If you plan to return to India, you can apply for a home loan as a resident once you return.

Documents Required for NRI Home Loan

Identity & Residence Proof
  • Valid Indian passport
  • Valid visa / work permit
  • OCI / PIO card (if applicable)
  • Overseas address proof (utility bill, bank statement)
Income Proof
  • Last 3 months overseas salary slips
  • Last 2 years overseas employment letter
  • Last 2 years Form 16 equivalent (foreign tax returns)
  • Last 6 months overseas bank statement
NRE / NRO Account
  • NRE or NRO account in India (mandatory for EMI payment)
  • Last 6 months NRE/NRO bank statement
  • Power of Attorney (PoA) document if applying through a representative
Property Documents
  • Sale agreement / allotment letter
  • Title deed and encumbrance certificate
  • Building plan approval (from local authority)
  • NOC from builder / RERA registration

RBI & FEMA guidelines for NRI property purchase

Property types allowed: NRIs can buy residential and commercial properties. Agricultural land, plantation property, and farmhouses cannot be purchased without RBI special permission.
Repatriation rules: Sale proceeds from 2 residential properties can be repatriated. Beyond that, RBI approval is needed. Repatriation is limited to the original investment amount.
Loan repayment: All EMI payments must come from your NRE (tax-free repatriation) or NRO (taxable) account. Overseas remittances via NRE are most convenient.
FEMA compliance: All transactions must comply with FEMA (Foreign Exchange Management Act). Your bank will guide you — ensure all payments are through proper banking channels.
