Q: What is the difference between a plot loan and a home loan?
A home loan funds purchase of a built property or construction. A plot loan funds purchase of land only — residential or agricultural. Plot loans have a shorter tenure (15 years vs 30 for home loans) and a lower LTV (70–75% vs 90%). You cannot claim Section 24(b) interest deduction on plot loans unless you build on the plot within 3 years.
Q: Can I get a loan for agricultural land?
Agricultural land loans are offered by co-operative banks and some nationalised banks (SBI Krishak Uttan, etc.). Most commercial banks restrict plot loans to residential plots in approved layouts. Guhan Capitals can assess which lender is right for your specific plot type.
Q: Is there a condition to build on the plot after taking the loan?
Many banks require you to start construction within 2–3 years of plot purchase. Some banks offer a combined plot + construction loan where the second tranche is for construction. If you have no construction plans, check with your lender whether a standalone plot loan is permitted.
Q: What documents are needed for a plot loan?
